Area home sales increase pace, prices from a year ago

Home sales were up in February for all four categories tracked by the Greater Springfield Board of Realtors in its year-over-year report.

According to the real estate market statistics GSBOR released this morning, home sales reached 400 last month, representing $115.3 million in sales volume across Greene, Christian and Webster counties. In February 2023, there were 394 units sold tallying $104.6 million.

The report indicates a 1.5% year-over-year uptick in monthly units sold but a 10% increase in sales volume, led by rising prices in Webster and Christian counties. The average sale price in February was $299,382, up from $281,994 in February 2023. Also higher was the median price, by $11,500 to $261,500 last month.

However, homes for sale in February spent more days on the market, at 43, compared with 35 days the same month a year earlier.

Broken down by county, Greene led the unit sales growth last month, representing 280 homes sold, up from 266 a year prior, while Christian and Webster posted small declines in sales units. In each county, sales prices were up and days on market were longer.

Here’s a snapshot by county, according to GSBOR:
• Greene: 280 homes sold; $241,750 median sales price; and 40 days on market.
• Christian: 93 homes sold; $290,000 median sales price; and 53 days on market.
• Webster: 27 homes sold; $300,000 median sales price; and 42 days on market.

For the first two months of the year, the 741 unit sales are outpacing the first two months of 2023 by 40 homes, and the median price is $5,000 more per home sold to $255,750. However, homes are spending five more days on the market so far this year compared with the first two months of 2023.
