While you're not required to do a home inspection, I always encourage a buyer to have one. A home is the biggest investment of your life, why wouldn't you want to know as much as possible up front? A bank inspection is the appraisal to ensure the property meets loan requirements – usually safety and maintenance focused – completely different from a home inspection. Your home inspection is a full assessment of everything. Think of it as if the appraiser works for the bank while the home inspection works for the buyer. A bank does not require a home inspection, however, depending on the loan and property, it often requires a clear termite report and/or clean water test. Every loan and property have different requirements, so it is important to work with an experienced Realtor to guide you through that process.

Callahan grew up in the northwest Chicago suburbs and moved to the Springfield area in 1999. She is a Missouri State University graduate and started her career as a recruiting director staffing a site achieving $100+ million in annual sales.
In 2008 she started Killuminati Foundation, a 501c3 nonprofit offering veterinary assistance to dogs and their families in Missouri. The organization also partners with rescue groups to promote adoption and the importance of spay/neuter.
Utah-based gourmet cookie chain Crumbl Cookies opened its first Springfield shop; interior design business Branson Upstaging LLC relocated; and Lauren Ashley Dance Center LLC added a second location.
