*What does 2022 look like for our local real estate market?

*Disclaimer: I don't have a crystal ball, but all things point to a correction in our market. I anticipate 2-3 interest rate increases in 2022 since we have no where to go but up because we are currently at basement rates - but, rates should still be amazing overall. (When I bought my first house in 2007, I paid 7.785% and that was normal for them.) So many people have adjusted to rates in the 3% range as a new normal when it is truly the outlier. We will start to see more bank owned properties now with the moratorium lifted, investors owning properties with nonpaying tenants, vacant airbnbs due to travel restrictions, layoffs, etc. I think 2022 will bring challenges that have been stalled from 2020-2021 covid challenges. I don't expect the bottom to fall out like 10+ years ago - but we should see a correction in our local market as well as more inventory which will help our supply and demand balance.

Callahan grew up in the northwest Chicago suburbs and moved to the Springfield area in 1999. She is a Missouri State University graduate and started her career as a recruiting director staffing a site achieving $100+ million in annual sales.

In 2008 she started Killuminati Foundation, a 501c3 nonprofit offering veterinary assistance to dogs and their families in Missouri. The organization also partners with rescue groups to promote adoption and the importance of spay/neuter.
