What are the most important things I should do to prepare my house to sell?

First, call a REALTOR to do a walk through. Even if you're not planning to sell for months, it's good to have a professional show you what to do, what not to do, and where to get the most bang for your buck. In the meantime, declutter and depersonalize. If you don't use it every day, pack it up. You'll have to pack it to move anyway. Remove family photos. Buyers want to see themselves living there and not feel like they’re invading your space. Keep countertops and tabletops clear. You'll feel like you have nothing in your house but that's good. We want to show off your property, not your stuff.

Callahan grew up in the northwest Chicago suburbs and moved to the Springfield area in 1999. She is a Missouri State University graduate and started her career as a recruiting director staffing a site achieving $100+ million in annual sales.

In 2008 she started Killuminati Foundation, a 501c3 nonprofit offering veterinary assistance to dogs and their families in Missouri. The organization also partners with rescue groups to promote adoption and the importance of spay/neuter.
