What should I look for when choosing a seller’s agent?

Look for someone who is your advocate. A seller’s agent should provide you the tools to highlight your home’s benefits, market to those most likely to buy your home and keep you involved throughout the process. Your REALTOR should assist in getting your home ready to list, staging, marketing outlets, showing expectations, provide buyer feedback, research accurate comparable sales to establish current market value, explain what various offers mean to you and get you to the closing table.

All GSBOR REALTORS in good standing should have access to list your home on the local MLS and the major real estate websites such as Realtor.com, Trulia, Zillow, etc. What makes your property stand out is the way it is highlighted, a unique description and photos. Most REALTORS pay a professional photographer to do pictures for your listing to capture it in all its glory. Lighting, angles, etc., really do make a big difference when potential buyers view homes online.

Most people know you can make numbers look any way you want to. You need a REALTOR that is going to provide you accurate and current comparable sales: homes as similar to yours as possible when it comes to age, same neighborhood, size, style, etc. If you have a basement, comps should have a basement. They should also be current, especially in today’s market, ideally similar homes that have sold within the last three to six months. A REALTOR should provide you accurate comps and be able to explain why those were chosen to share with you what the current market says your home is worth.

The bottom line is to get a REALTOR that knows the industry, current market, has experience being creative to make deals work and can get you to closing, and someone who is your advocate.

Callahan grew up in the northwest Chicago suburbs and moved to the Springfield area in 1999. She is a Missouri State University graduate and started her career as a recruiting director staffing a site achieving $100+ million in annual sales.

In 2008 she started Killuminati Foundation, a 501c3 nonprofit offering veterinary assistance to dogs and their families in Missouri. The organization also partners with rescue groups to promote adoption and the importance of spay/neuter.
